Want to know more about Lake Wylie water front real estate?

Duke Energy has control over construction of docks, dredging, even removing vegetation in its shoreline strip, so if docks are important to buyers permits have to be in place before lots are sold.

Duke Energy lake rules can be found at www.duke-energy.com/lakes, to Lake Management, and then to the Shoreline Management Plan link. Go to Catawba-Wateree
SMP and then Shoreline Management Guidelines. Questions and requests for dock permit applications should be directed to Duke Energy Lake Services at 800-443-5193.

In addition to the rules governing the shoreline, there are state and, in some cases, county rules about what can be done just above it, in a buffer zone that uses vegetation as water-quality protection. At lakes Norman, Mountain Island and Wylie, the state says the buffer must be at least 50 feet. On the York County side of Lake Wylie, the buffer is also 50 feet.

In Mecklenburg, the state minimum is observed, but the buffer requirement may be as much as 100 feet, depending on where the property is on the lake or whether it’s in a development that sets its own rules above the 50-foot minimum.

No structures - pools, decks, sidewalks or anything else - can be built in the buffer. Cutting trees or otherwise changing the vegetation is subject to certain rules. In addition to dealing with the lakeside requirements, homebuyers pay a premium for waterfront homes. It's $200,000 to $500,000 more than inland. Waterfront homes on Wylie are in the range of $300,000 to $2+ million and on Lake Norman $400,000 to over $4 million.

Charlotte is the best place to live in America according to Relocate-America.com

I feel that all of us in the real estate business have been drenched by fear that the negative media spreads like wildfire. I want to point out that there is positive news that isn't getting as much press.

For example, take worker productivity in the U.S. It jumped by 2.2 percent in the latest quarter - and that was on top of a 1.8 percent gain the quarter before. Why is that significant for real estate? Because rising productivity generally points to lower inflation, and lower inflation fears help keep interest rates low helping buyers!

In addition, Charlotte, N.C., leads Relocate-America.com's annual ranking of the top 100 cities. Apparently, there's just something about North Carolina. For the second year in a row, America's best city in which to live lies within its borders, according to Relocate-America.com's annual list.

This year, Charlotte, NC is in the top spot, the site announced late last week. Last year's winner was Asheville, which slipped to No. 7 on this year's list.

"North Carolina is very active on our radar," said Steve Nickerson, president and CEO of HomeRoute. "It continues to get a flood of interest from all over."

HomeRoute is the real-estate firm that operates Relocate-America.com, a source of community information and real-estate resources for people who are relocating. Each year, the site ranks the top 100 places to live in the country.

Areas need to be nominated on the site in order to be eligible for the list; more than 2,000 were nominated this year, Nickerson said.

Lake Wylie - Area Info

The oldest Lake on Catawba River, Catawba Lake, currently one of 11 lakes in the Catawba River chain, was created in 1904 and later renamed after Dr. W. Gil Wylie, one of the co-founders of Catawba Power Co., a predecessor of Duke Energy.

The Buster Boyd Bridge that connects the North and South Carolina side of Lake Wylie was built in 1923, rebuilt in 1961 and widened in 2005. Today, the bridge is home to marinas and The Palisades Boat Club.

In the mid 1900s much of the land on Lake Wylie near what is now The Palisades (see my other post on Palisades and HomeArama 2008 at The Ranch) was largely clear-cut and harvested for timber, and much of the original natural vegetation was lost. Fortunately, reforestation took hold with original species remained intact.

In the late 20th century Lake Wylie became popular as a backyard retreat for Charlotte residents. At that time, Lake Wylie was best known for local recreation and became a favorite spot for boating and some of the Carolina’s best fishing.

As Charlotte emerged as one of the fastest-growing metropolitan areas in the country in the 2000s and demand for new homes and land began to surge, Lake Wylie became one of the most popular areas for new construction. Located only minutes from uptown Charlotte on Route 49, Lake Wylie became the area of the most desirable in the region to live and work.

Considering a Waterfront Lot on Lake Wylie?

Restrictions play a big part in the price and use of a lot. Lake Wylie restrictions can be complicated considering that the jurisdiction of the lake falls under two states, three counties, eight cities or municipalities, as well as the federal Army Corps of Engineers and Duke Power. Depending on the area and jurisdiction, the buffer (required space between the lake and any building) may be 50', 100', or even 200' from the 570 line.

Be careful not to make costly mistakes resulting from not knowing the lake or restrictions. For example, a lakefront home may have an outstanding view, but insufficient water frontage to meet minimum requirements for a dock. Or, a lot may be on a beautiful point with water on three sides, but because of set backs there may not enough room to build a house or install an adequate septic system. In another case, a property may be in an area of the lake that is shallow or has a shoal and difficult to maneuver when the water is lower than optimum level. Knowledge of these considerations is critical!

When buying or selling waterfront real estate, it is best to work with a real estate agent who specializes in lakefront property. An experienced waterfront agent will be familiar with the conditions in each area of the lake, will be very knowledgeable about Duke Power's Shoreline restrictions, and will be able to guide you through each consideration unique to lake property.

Lake Wylie - General Facts

Lake Wylie is a man--made lake located in North Carolina and South Carolina. The lake covers a surface area of about 13,400 acres has 325 miles of shore line. Lake Wylie is located in three different counties: York (SC), Gaston (NC), and Mecklenburg (NC). The unique diversity in the three counties offers potential residents a wide variety of lifestyle choices. Tega Cay, Fort Mill, Rock Hill, Lake Wylie, Belmont, and southern Charlotte have different "personalities", different school opportunities, variety in shopping and amenities.

Lake Wylie is one of eleven lakes on the Catawba River, the second oldest lake in the Catawba River Chain. The Catawba River Chain of lakes is operated as a system by Duke Power, with water being moved around each lake as needed by the power company.

The Catawba Nuclear power plant is located on the south-western part of the lake, and draws its cooling water from the lake. On the northern part of the lake (west of Charlotte), the Allen Steam plant also draws its cooling water from the lake.

Because lake levels are managed by the power company, Lake Wylie generally does not experience radical fluctuations in lake water levels.
